1. Once the booking form is received, with a 25% deposit, either by credit card or any other form of payment a contract is formed between us, Doxford farm cottages and yourselves. A formal confirmation will be sent, which will confirm the booking and clarify when the final payment is required. Reservations will be considered “not complete” until the deposit has credited our account. The final balance is payable 4 weeks prior to arrival, if the booking is made within 4 weeks of arrival the balance must be paid in full.
2. In the event of cancellation, the balance must be paid in full. However the balance will be refunded if the cottage is re-let. In the event that we are unable to re-let the property, we recommend that adequate cancellation insurance is obtained by guests to cover the costs incurred.
3. Weekly bookings run Saturday to Saturday, cottages will be available from 3pm on the arrival date and we ask guests to vacate their property by the latest 10am on their departure date.
4. Prices include accommodation, bed linen, water, logs and heating, however, there are pound coin meters in cottages 1-7 for appliances and lights.
5. All payments may be made by cash, cheque or credit or debit cards. (cheques should be made payable to Sarah Shell)
6. We reserve the right to enter a cottage either for an inspection or to carry out necessary repairs.
7. High Chairs and cots can be provided on request, we ask guests to bring their own bedding.
8. Pets are welcome in cottages 1-7 at a cost of £20 per pet per stay (max 3), however pets must not be allowed upstairs, on furniture or left unattended. Pet owners must be responsible for cleaning up any pet fowl. Guests must not take pets within the vicinity of the lake or in any woods; we ask that pets are kept on leads in fields with livestock. If guests require a dog to be kennelled at any time during their stay there is a boarding kennel 3 miles away - 'Patersons Cottage Boarding Kennels', Jean and John Johnson, West Linkhall, Charlton Mires, Alnwick, Northumberland NE66 2TJ

9. We operate a non-smoking policy within our properties; please adhere to this request for the comfort of our guests.
10. Please respect our properties and leave them clean and tidy as you should find them.
11. If you have any problems or if any equipment is missing or damaged please alert us immediately so we can rectify the problem as quickly as possible.
12. We reserve the rights to charge for any breakages or damage to the property. Equally if the cottage is left in an unsuitable state we will charge for extra cleaning. We would therefore debit your credit or debit card to cover the costs incurred.
13. Cottage entertainment systems may change from time to time therefore may vary at time of publication.
14. WiFi is available, please ask a member of staff at the shop for more details.
15. Our Farm Shop is open 7 days a week from 10am till 5pm between Easter and September.
16. A fire risk assessment has been prepared for each cottage, these can be found in the information packs provided within the cottage.
17. We operate our mailing list in accordance with the Data Protection Act 1998. Therefore we will not disclose your data to any third parties and will remove any data from our system on your request.
